What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total living area of the home and the overall layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services necessary?

Challenging property taxes

Tax records frequently reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more space than you actually own! Unless a certified appraiser has completed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your property on the market

A floorplan service will ensure that you're paid a fair price for your property. Area is one of the biggest factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only reliable method of using a precise GLA when listing your property is to reference a previous appraisal or home measurement service executed by an appraiser (after any remodeling that may have affected square footage).

Information for agents

To make certain that your client's property sells at a price that correctly reflects true market value, we recommend asking for a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tool to attract potential buyers because they can see the layout and characteristics of the house before and after a showing.
